PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2812 <br />RESOLUTION APPROVING TRACT 5521, GREGORSON/SMITH <br />WHEREAS, Gregorson/Smith have applied to subdivide an <br />approximately 2.4 acre site into ten parcels, ranging in <br />size from approximately 7,215 sq. ft. to approximately <br />16,950 sq. ft. for the property located on the south <br />side of Flagstone Drive between Hillcrest Way and Forest <br />Hill Drive; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at its meeting of July 23, 1986, the Planning Commission <br />approved a proposed negative declaration for Tract 5521 <br />after considering all public testimony, relevant <br />exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found Tract 5521 in conformance <br />with the General Plan of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Approves the Tract 5521, the application of <br />Gregorson/Smith to subdivide an approximately 2.4 acre <br />site into ten parcels, ranging in size from <br />approximately 7,215 sq. ft. to approximately 16,950 sq. <br />ft. for the property located on the south side of <br />Flagstone Drive between Hillcrest Way and Forest Hill <br />Drive subject to the following conditions: <br />1. That the development shall be substantially as shown <br />on the Tentative Tract Map 5521, on file with the <br />City Planning Department. <br />That if the City initiates a school impact <br />assessment fee for the school district served by <br />this site prior to the time that the last building <br />permit is issued on the property, the developer <br />shall be subject to an assessment for all lots <br />within the project. This condition will not apply <br />rectroactively. <br />3. That approval of Tentative Tract Map 5521 is subject <br />to all conditions contained in the staff report from <br />the City Engineer dated July 23, 1986 attached <br />hereto and made part of this case by reference. <br />- 1 - <br />
