8. That water, sewer, and electrical services be stubbed to the <br />proposed "Park site" at the time of installation of street <br />improvements for Tract 5684 and/or Tract 5686. The location, <br />size, and time of installation to be determined by the City <br />Engineer. <br />9. That all-weather access for maintenance and emergency vehicles <br />shall be provided by the developer along Cameron Avenue from the <br />Tract 5391 boundary east to the eastern boundary of the site at <br />the time of extension of the underground utilities by others. <br />10. That the public street improvements across the north one-half of <br />Mohr Avenue (Sheffield frontage) be installed by the developer at <br />the time of development of Tract 5684 unless otherwise deferred <br />by the City Engineer (See Condition 63 of PUD-83-8). <br />11. The access rights from Lots 6 and 7 to the Trenery Drive <br />cul-de-sac shall dedicated on the final map for Tract 5688, Mohr <br />Park, Unit 8, to create a "non-access" condition. <br />12. The developer shall extend the water line and sewer line from the <br />proposed Lot 6/7 cul-de-sac to the Trenery Drive cul-de-sac at <br />the time of development of Tract 5688 unless otherwise approved <br />by the City Engineer. Each system shall be 5' off the common Lot <br />6/7 property line and each within a 10' public service easement. <br />13. The proposed extension of the 8" sewer line from Apperson Way to <br />Mohr Avenue shall be centered within a l0' P.S.E. along either <br />the Lot 42 or Lot 43 property line. <br />14. The portion of the Trenery Drive cul-de-sac labeled "To be <br />dedicated" shall be dedicated to the City for street right-of-way <br />purposes with a prior to the final map for Tract 5688. <br />15. The developer shall dedicate to the City for street right-of-way <br />purposes that parcel of land shown as "Oakland Avenue" between <br />existing Oakland Avenue and proposed Eilene Drive. This <br />dedication shall be made with the final map for Tract 5684, Mohr <br />Park, Unit 4. <br />16. The developer shall install public street improvements along the <br />east-west segment of Oakland Avenue at the time of development of <br />Tract 5684, Mohr Park, Unit 4. <br />TTMapLar/WS/tf <br />
