9. That a separate sanitary sewer lateral be provided to each lot of <br />record within the development unless otherwise approved by the <br />City Engineer. <br />lo. That in-lieu park dedication fees be collected by the City prior <br />to approval of the final map at the rate then in effect and for <br />the total number of lots in the final map, unless this ~ <br />requirement has been otherwise satisfied. <br />11. That any existing assessment district, which the property may be <br />subject to, be cleared prior to the approval of the final map or <br />the developer will cause a segregation to be completed in <br />conjunction with the final map. <br />12. That the developer submit a refundable cash bond for hazard and <br />erosion control prior to approval of the final map. The amount <br />of this bond will be determined by the City Engineer. <br />(Approximately $100 per lot - $2500 minimum.) <br />13. That the developer (subdivider) may file multiple final maps <br />prior to the expiration of the conditionally approved tentative <br />map for this development; provided, however, that each such fin <br />map filed shall provide for all normal and reasonable public <br />imnrnvPmentS required by the City to serve that portion of this <br />14. That the developer dedicate to the City for street right-of-way <br />purposes, those parcels of land intended to be public streets. <br />15. That the developer grant an easement to the City over those <br />parcels shown as public service easements (P.S.E.) and which are <br />approved by the City Engineer or other parcels which may be <br />designated by the City Engineer. <br />16. That approval of the design for the line, grade, and structural <br />sections for the streets serving this development be withheld <br />pending final engineering design and review by the City Engineer. <br />17. That vertical P.C.C. curbs and gutters be constructed within this <br />development unless otherwise approved by the City Engineer and <br />that the curb and gutter be poured monolithically with the <br />sidewalk when the sidewalk is adjacent. <br />18. That all existing wells, septic tanks or holding tanks on the <br />site be properly sealed, filled and abandoned prior to the start <br />of grading operations unless Zone 7 retains specific wells for <br />observation wells, or special approval is obtained from the City <br />Engiheer for temporary use of an existing well for construction <br />water. <br />
