KOLL <br />The Koll Company <br />September 23, 1986 <br />Bank of Pleasanton <br />555 Peters Avenue <br />Pleasanton, CA 94588 <br />4309 Hacienda Drive <br />Suite 390 <br />Pleasanton <br />California 94566 <br />(4151460-0300 <br />Attention: Larry Lindsey, Chairman <br />Pleasanton Planning Commission <br />Dear Larry: <br />~ ~~/ <br />It has come to our attention that some of the neighbors to the <br />north of Holl Center Pleasanton are concerned about the Arroyo <br />repair work that is in progress on the south bank of the Arroyo. <br />The purpose of this letter is to bring you up to date on what has <br />occurred and what remains to be done. <br />As you are aware, we are required to dedicate the land from the <br />top of the Arroyo bank to approximately the center of the Arroyo. <br />As a condition of accepting dedication of the land, Zone 7 <br />required that a significant slide area at the west end of the <br />Arroyo area be repaired and that other unstable areas along the <br />Arroyo be stabilized. The purpose of stabilizing the bank is to <br />prevent future additional elides and loss of large trees along <br />the bank. <br />In order to make the necessary repairs, fairly substantial <br />amounts of undergrowth and some trees in the 8" diameter or under <br />range and some dead trees had to be removed. When the entire <br />Arroyo zone is considered, this plant loss is netually fairly <br />minimal. However, in three specific areas the viauel impact wee <br />fairly significant. In those areas we are going to plant <br />deciduous trees at least ZO' tall, on no less than 80' centers. <br />Additionally, we will be planting evergreen type plants at least <br />10' tall on no leas than 10' centers and grass seeding the bank. <br />It should be understood that this Arroyo bank repair planting is <br />in addition to the 30' to 85' wide landscnped area that is to be <br />provided in the landscape area south of the top of bank in what <br />hea been referred to as the Arroyo landscape zone. <br />
