ATTACHMENT 2 CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 1257 AN ORDINANCE APPROVING THE APPLICATION OF BERNAL AVENUE ASSOCIATES AND THE KOLL COMPANY FOR A MAJOR MODIFICATION TO AN APPROVED REZONING AND DEVELOPMENT PLAN FOR A BUSINESS PARK, INCLUDING CHANGES TO DEVELOPMENT STANDARDS, LANDSCAPING, AND DESIGN GUIDELINES TO BE LOCATED ON AN APPROXIMATELY 99 ACRE SITE LOCATED GENERALLY IN THE AREA BOUNDED BY BERNAL AVENUE, Z-680, THE ARROYO DEL VALLE, AND VALLEY AVENUE WHEREAS, at its meeting of May 26, 1981, Council adopted ordinance No. 975 approving a commercial planned unit development on approximately 102 acres on the northeast corner of Bernal Avenue and I-680 south of the Arroyo Del Valle; and WHEREAS, in September 1985, following the sale of the Fromm Business Park to the Koll Company, a minor modification was approved which modified the street layout and sat forth the general design treatment to be accorded the revised I-680 frontage and Arroyo del Valle boundary; and WHEREAS, this application is a major modification to the PUD to gain approval of comprehensive design guidelines, a master plan, and roadway and perimeter improvements to govern the development of the site; and WHEREAS, the Planning Commission has recommended approval of the major modification; THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves the application of Bernal Avenue Associates and the Koll Company for a major modification to an approved development plan for a business park to be located on an approximately 99 acre site, located generally in the area bounded by Bernal Avenue, I-680, the Arroyo del Valle and Valley Avenue, including changes to development standards, landscaping, and design guidelines, subject to the conditions on Exhibit "A" attached hereto and incorporated herein by this reference. Section 2: This ordinance shall be published once within fifteen (15) days after its adoption in "The Tri-Valley Herald," a newspaper of general circulation published in the City of Pleasanton.
