PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2872 <br />RESOLUTION APPROVING TRACT 5638 FOR HUNT ENTERPRISES <br />WHEREAS, Hunt Enterprises has applied to subdivide an <br />approximately 11.4 acre site into 50 parcels for <br />single-family residential use, ranging in size from <br />approximately 7,000 sq. ft. to approximately 12,600 sq. <br />ft., located in the area generally bordered by Forest <br />Hill Drive to the west, Muirwood Drive to the south, and <br />Springdale Avenue to the east; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, the Planning Commission approved the Negative <br />Declaration of environmental impacts prepared for Tract <br />5638 after considering all public testimony, relevant <br />exhibits and recommendations of the City staff; and <br />WHEREAS, this subdivision is in conformance with the General Plan <br />of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Tract 5638 for Hunt Enterprises as herein <br />described subject to the following conditions: <br />1. That the development shall be substantially as <br />shown on Tentative Map Tract 5638 on file with the <br />Planning Department. <br />2. That proposed street names for the project shall be <br />submitted to the Planning Department for review and <br />approval prior to recordation of the final map. <br />3. That a landscape plan for the western portion of <br />Lot 41 shall be submitted to the Planning <br />Department for review and approval prior to <br />recordation of the final map. <br />4. That maintenance of the landscape area established <br />by Condition No. 3 shall be the responsibility of <br />the property owner, that the landscaping shall be <br />maintained at all times in a healthful, attractive, <br />and weedfree manner, and that these provisions <br />shall be recorded as a deed restriction for Lot 41. <br />5. That the developer shall contact each adjacent <br />property owner to ascertain if any existing trees <br />- 1 - <br />
