PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2875 <br />RESOLUTION APPROVING CASE UP-86-47, ATHENS CONSTRUCTION <br />CO./LESICO <br />WHEREAS, Athens Construction Company and Manuel Lesico have <br />applied for a conditional use permit to operate a lumber <br />and building materials sales yard on an approximately <br />1.6 acre site which is located at 3878 Stanley <br />Boulevard; and <br />WHEREAS, this property is currently under a rezoning request to <br />change the zoning from "A" (Agricultural) to the "CS" <br />(Commercial Service) District; and <br />WHEREAS, at its meeting of November 25, 1986, the Planning <br />approved negative declaration for RZ-8G-14 and UP-86-47 <br />after considering all public testimony, relevant <br />exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the Zoning <br />Ordinance and the purposes of the district in which <br />the site is located. <br />The proposed use is in compliance with the intent <br />of the C-S (Service Commercial) zoning district <br />which is reserved for uses that are not otherwise <br />compatible with other commercial districts. The <br />proposed use would be compatible with the <br />surrounding existing service commercial uses to the <br />east of the site and would be compatible with the <br />future commercial development that would occupy the <br />vacant properties across Stanley Boulevard. <br />B. That the proposed location of the conditional use <br />and the conditions under which is would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or be materially <br />injurious to the properties or improvements in the <br />vicinity. <br />The subject site will be provided with adequate <br />on-site parking and safe access to Stanley <br />Boulevard to service the site. The site is <br />separated from the existing multi-family <br />residential development located along Vineyard <br />Avenue by the wide Arroyo del Valle. The lumber <br />
