PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2878 <br />RESOLUTION APPROVING TRACT 5713, ROSE FAIR JOINT VENTURE <br />WHEREAS, Rose Fair Joint Venture has applied to subdivide an <br />approximately 0.6 acre site for a 12 unit residential <br />condominium complex, located in the northwest corner of <br />the intersection of Rose Avenue and Pleasanton Avenue <br />(4487 Pleasanton Avenue); and <br />WHEREAS, zoning for the property is RM-1500 (Multi-family <br />Residential) District; and <br />WHEREAS, a their duly noticed public hearing of December 10, 1986 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found Tract 5713 to be in <br />conformance with the City's General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1 <br />Approves Tract 5713, the application of Rose Fair <br />Joint Venture to subdivide an approximately 0.6 acre <br />site for a 12 unit residential condominium complex at <br />4487 Pleasanton Avenue subject to the following <br />conditions: <br />1. That the development shall substantially conform to <br />Tentative Tract 5713, on file with the Planning <br />Department. <br />2. That approval of Tentative Tract Map 5713 is <br />subject to all conditions contained in the report <br />from the City Engineer dated 11/12/86, attached <br />hereto and made a part of this case by reference. <br />3. That the development is subject to all conditions <br />of approval for Case Z-86-255. <br />4. That the applicant grant an exclusive use easement <br />to the adjacent property owner to the north for the <br />remnant piece of land along the block wall. Such <br />easement shall appear on the final map and be <br />recorded on the two affected deeds. <br />5. That the final building plans adhere to all the <br />setback requirements of the RM-1500 zoning <br />district. <br />- 1 - <br />
