Resolution No. 2879 <br />December 10, 1986 <br />Tract 5713 <br />final design the provide a better alignment with both Kamp <br />Drive and with Drive "C" southwest of Kamp Drive. <br />39. The Drive "B" alignment at Kamp Drive shall be modified <br />during final design to provide a more radial alignment to <br />the satisfaction of the City Engineer. <br />40. The curved portions of the proposed sanitary sewer systems <br />lines in Drive "A" and Drive "D" shall be realigned to the <br />satisfaction of the City Engineer. <br />41. The property line between Lot 100 and Lot 99 shall be <br />revised to be parallel with the proposed 10" sanitary sewer <br />line. <br />42. A storm drainage line and a water line shall be stubbed out <br />to the 60' wide future street as well as the proposed sewer <br />stub unless the City Engineer finds that subject stub is not <br />necessary to serve the adjoining property. <br />43. The developer shall install reflectorized, blue dots in the <br />streets to mark the locations of any fire hydrants to be <br />installed. <br />44. The developer shall include the adjacent one-half of the <br />railroad right-of-way area in the drainage design for this <br />development to preclude ponding areas which may adversely <br />affect the site. <br />45. The storm drainage, sanitary sewer, and water systems within <br />this development shall be public systems and be maintained <br />by the City unless specific portions are otherwise approved <br />by the City Engineer. <br />46. Landscaped common areas shall be maintained by the property <br />owners' association. <br />47. A condition of PUD-85-1 required the developer to <br />participate in an area wide storm and sanitary project and <br />required determination of the extent of participation prior <br />to the Tentative Map approval. The extent of the developers <br />obligation has not yet been resolved and shall be deferred <br />until prior City Council approval of the final map and <br />improvement plans for this development, said determination <br />to be made by the City Engineer. <br />48. The developer shall participate in the reconstruction of the <br />Mohr Avenue grade crossing and transitions across the SPRR <br />right-of-way in lieu of developer participation in the <br />previously proposed crossing protection system in the same <br />location. The form and extent of this participation shall <br />be determined and approved by the City Engineer prior to <br />City Council approval of the final map and improvement plans <br />for this development. <br />- 7 - <br />
