16. Longs Drugs operating hours are 6:00 a.m. to 10:00 p.m., except for the <br />drive-through, which may operate 24 hours per day. Truck delivery and <br />loading/off-loading hours are from 6:00 a.m. to 10:00 p.m. <br />17. No grill, cook top, range, grill faceplate, etc., of any type may be located in any <br />restaurant, soda fountain, coffee shop, etc., located in the "Pad" building. This <br />condition shall be verified by the Planning Director with the tenant improvement <br />application(s) for this building. <br />18. Any tenant that locates within the complex shall be required to keep any doors <br />facing Stanley Boulevard and/or Bernal Avenue closed at all times. <br />19. All restaurant facilities shall be equipped at all times with odor-control and <br />filtering devices to minimize odors and fumes at the source. The devices shall be <br />shown on the tenant improvement plans to the satisfaction of the Chief Building <br />Official and shall be maintained by the business owner throughout the life of the <br />business. <br />20. Regency Partners, its successors in interest, or the property owners association <br />or similar entity, by use of an on-site monitor or otherwise, shall be responsible <br />for ensuring that: <br />a. The haul route for all construction equipment and materials to/from this <br />development shall be via State Route 84 and Stanley Boulevard and shall <br />be subject to approval by the City Engineer prior to the issuance of a <br />building permit. Construction traffic of any type shall not use any other <br />City streets. <br />b. There are no deliveries of construction equipment and materials, nor the <br />loading/off-loading of construction equipment and materials, between the <br />hours of 10:00 p.m. and 6:00 a.m., nor between the hours 8:00 p.m. and <br />10:00 p.m. on Fridays nor between 8:00 a.m. and 1:00 p.m. on Saturdays. <br />This condition shall apply to the construction/installation of all tenant signs and <br />tenant improvements. Its enforcement shall be as provided in Condition No. 4 of <br />PUD-81-25-07M. <br />21. There shall be no access restricting gates of any type or other obstructions to the <br />rear driveway area of the Home Depot and the Longs Drugs buildings at any <br />time. This driveway shall remain open and unobstructed at all times. <br />22. The project developer shall provide a minimum of three points of fire main <br />connection to the site: two connections from Bernal Avenue near the Nevada <br />Court and the Utah Street intersections and the other one to Stanley Boulevard. <br />The fire connections shall be shown on the building permit plan set for review <br />and approval by the Fire Marshal before issuance of the first building permit. <br />Page 7 of 21 <br />
