EXHIBIT "A" <br /> PUD-85-8-4D <br /> RETAIL PROPERTY DEVELOPMENT <br /> <br />1. That the project shall substantially conform to the <br /> plans and elevations dated March 12, 1989, on file with <br /> the Planning Department, except as modified herein. <br /> <br />2. That approval for signage for this project is not given <br /> at this time and that a separate application for a <br /> comprehensive signage program shall be submitted to the <br /> Planning Commission for review and approval. <br /> <br />3. That tenant employee parking shall be assigned to the 22 <br /> spaces at the northwest corner of the site and to the 20 <br /> spaces along the rear elevation of Building 2. <br /> <br />4. That occupancy of the complex shall be allowed as on- <br /> site parking is available in the ratio of one space per <br /> 50 square feet of gross floor area for freestanding <br /> restaurant use, one space per 200 square feet of gross <br /> floor area, except area used exclusively for storage and <br /> loading up to a maximum of 33% of the total tenant <br /> space, for furniture stores and other similar uses <br /> handling bulky merchandise, and one space per 200 square <br /> feet of gross floor area for all other uses allowed in <br /> this District. <br /> <br />5. That a final landscaping plan shall be submitted to the <br /> Planning Director for review and approval prior to the <br /> issuance of a building permit. <br /> <br />6. That no delivery or service vehicles shall be parked on <br /> the property overnight. <br /> <br />7. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case <br /> by reference, except conditions 12, 13, 29, 37, and 49. <br /> <br /> <br />
