EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-81-25-07M, Pleasanton Gateway/Home Depot <br />3450 Stanley Boulevard <br />May 15, 2007 <br />1. All applicable conditions of Case PUD-81-25 and successive modifications shall <br />remain in full force and effect unless otherwise modified by the following <br />requirements. <br />2. This approval will lapse within one year from the date of approval unless a <br />building permit is issued for the development covered by these approvals, <br />construction has commenced, and is diligently pursued toward completion or the <br />City has approved an extension. <br />3. The site development standards for this development shall be those shown on <br />the development plans, Exhibit A, dated "Received December 5, 2006" on file <br />with the Planning Department, except as modified by the conditions of approval <br />for PDR-529, Resolution No. 07-127, dated May 15, 2007. <br />4. Regency Partners, its successors in interest, or the property owners association <br />or similar entity, by use of an on-site monitor or otherwise, shall be responsible <br />for ensuring that all delivery trucks serving the shopping center shall use a route <br />to/from State Route 84 and Stanley Boulevard and shall not use other <br />Pleasanton streets. There shall be no truck deliveries or the loading/off-loading <br />of delivery trucks between the hours of 10:00 p.m. and 6:00 a.m., and between <br />the hours of 8:00 p.m. and 10:00 p.m. on Fridays and between 8:00 a.m. to <br />1:00 p.m. on Saturdays. All delivery trucks using the rear service area of the <br />shopping center shall use the 105-foot diameter truck turn-around provided at the <br />southeast area of the site and shall exit the site at Stanley Boulevard. City Code <br />Enforcement and/or Police Department staff shall periodically review compliance <br />with this condition. If the on-site monitor or other method is not successful in <br />bringing about compliance with this condition, planning staff, in consultation with <br />the property owner or their representatives, will devise an alternative method that <br />achieves compliance. <br />5. Regency Partners, its successors in interest, or the property owners association <br />or similar entity, by use of an on-site monitor or otherwise, shall be responsible <br />for ensuring that: <br />a. The haul route for all construction equipment and materials to/from this <br />development shall be via State Route 84 and Stanley Boulevard and shall <br />be subject to approval by the City Engineer prior to the issuance of a <br />Page 1 of 4 <br />
