January 19, 2007 <br />403 Saint Mary Street and 730 Peters Avenue <br />~PuD-6~ <br />~~~~o~~® <br />JAN ~ `~° ?OU' <br />City of Pleasanton CITY OF N~.I"~-~»NYJN <br />Planning and Community Development PLANNING DEPT. <br />200 Old Bernal Avenue. <br />The purpose of this application is to split the existing 10669 square foot lot located at the corner <br />of Saint Mary Street and Peters Avenue, which contains 2 existing single family homes, into 2 <br />separate lots each containing 1 home. <br />The portion of the 10,669 square foot lot that is commonly known as 403 Saint Mary Street <br />would create a 6,036 square foot lot containing the existing 1,118 square foot home. <br />The remaining portion of the 10,669 square foot lot commonly known as 730 Peters Avenue <br />would create a 4,633 square foot lot containing the existing 1200 square foot home and a 2 car <br />garage. <br />Each home has its own gas meter, water meter, electric meter and sewer connections. Creating <br />this PUD would not change the existing character of the neighborhood in any manner, visually or <br />physically. I am not proposing to change anything except splitting the lot and giving each lot its <br />own legal description. <br />The property to the West of the subject property consists of a single family home and 2 rental <br />units. The property across the street to the South consists of a 4 plex and some single family <br />homes. The lot to the North has been approved for 4 single family homes and a duplex. The <br />property across the street to the East is commercial. <br />The existing trees would not be impacted. The only construction involved would be the building <br />of a fence separating the 2 properties. <br />There would be no cutting of the curb. The existing driveway will serve both properties. An <br />easement and driveway maintenance agreement will be created on behalf of both properties. <br />The existing 2 car garage will be part of the 730 Peters Avenue property. 403 Saint Mary Street <br />will utilize the existing parking pad on the North side of the home, large enough to accommodate <br />2 cars. <br />Page 1 of 2 <br />
