PDR-599. Chong Kim <br />Application for design review approval to construct atwo-story home consisting of <br />3,089-square-foot upper level, 2,079-square-foot lower level, and 1,078-square-foot <br />garage, at the property located at 9900 Longview Lane. Zoning for the property is <br />HPD (Hillside Planning) District. <br />Action Recommended: Approval. <br />Action Taken: Approved per staff, with the following modifications: <br />1. Add the standard conditions for state-of-the-art communications system, green <br />building photovoltaics, green building requirements and special inspections, and <br />the one-year design review permit expiration period; <br />2. Add a new condition that the house shall be constructed with non-reflective <br />glass; <br />3. Add a new condition that the final colors of the building shall be subject to the <br />review and approval of the Planning Director. <br />4. Modify bullet 5 of Condition No. 1 to indicate the actual dates of the ENGEO, <br />Inc. peer review documents rather than the dates they were received by staff. <br />5. Modify the first sentence of Condition No. 20 to read as follows: "...a temporary <br />six-foot chain link fence or approved equivalent shall be installed around the <br />trees...." <br />6. Delete Condition No. 30 regarding Title 24 State energy requirements. <br />7. Delete Condition No. 31 regarding building and/or structural plans compliance <br />with codes and ordinance prior to building permit issuance. <br />8. Modify Condition No. 37 to delete reference to Saturday construction hours. <br />9. Modify the first sentence of Condition No. 47 to read as follows: "Except <br />otherwise approved by the Fire Marshall, the home shall be equipped with an <br />automatic residential fire suppression system wit# and maybe required to <br />provide an on-site water storage tank and water <br />pressure booster pump, subjes~to the satisfaction of the Chief Building Official <br />and Fire Marshall," and delete the last sentence regarding the underground <br />location and maintenance of the water tank. <br />10. Modify the second sentence of Condition No. 65 to read as follows: "The <br />following requirements shall be incorporated into the project and shall be <br />consistent with the recommendations of the geotechnical reports per Exhibit A." <br />11.
