EXHIBIT ~~E" <br />CITY OF PLEASANTON <br />INITIAL STUDY AND PROPOSED NEGATIVE DECLARATION <br />FOR PCUP-165, PDR-529, and PMOD-81-25-07 <br />November 8, 2006 <br />An Initial Study has been prepared under the direction of the City of Pleasanton <br />Department of Planning and Community Development regarding an application <br />submitted by Regency Centers for its Pleasanton Gateway development. The pro- <br />posed project consists of 193,481 square feet of commercial area including a <br />building supply store and garden center, pharmacy with drive-through, and miscel- <br />laneous neighborhood retail stores including one drive-through. The project site is <br />a single parcel, zoned PUD C (Planned Unit Development Commercial), total- <br />ing approximately 16.0 acres located on the east of Bernal Avenue between <br />Stanley Boulevard and Nevada Court (2500 Stanley Boulevard; Assessors Parcel <br />Nos. 946-4542-045-03). <br />Based upon the following Initial Study that evaluated the environmental effects of <br />the proposed project, the City of Pleasanton has found that the proposed project <br />(including any mitigation measures that would be incorporated into the project) <br />would not have a significant effect on the environment. The City of Pleasanton <br />has concluded, therefore, that it is not necessary to prepare an Environmental <br />Impact Report for this project. <br />
