BACKGROUND <br />Tract 5904, Beratlis Place, consists of fifteen single-family lots (14 new single-family <br />homes plus one existing single-family home) on approximately 8.9 acres. Tract 5904 is <br />located on the north side of Crellin Road between the Vintage Heights and Foxbrough <br />Estate neighborhoods. <br />The lots range in size from approximately 15,000 to 39,000 square feet. Eleven lots <br />have access from the extension of Beratlis Place and the remaining three have access <br />from Crellin Road and Crestablanca Drive. Six remainder parcels were created with this <br />final map, parcels A through F. These remainder parcels were conveyed to the adjoining <br />properties of the Foxbrough Estates (802, 841, 826, and 838 Gray Fox Circle) and <br />Vintage Heights II developments (3023 and 3035 Crestablanca Drive). These parcels <br />were merged with the adjoining parcels by lot line adjustments recording concurrently <br />with the final map. <br />Improvements <br />The street, Beratlis Place, within this development is public and will be maintained by <br />the City. The storm drain, sanitary sewer and water systems within Beratlis Place <br />serving this project will be maintained and operated by the City. The two private drives <br />directly off of Beratlis Place are private and will be maintained by the homeowners. The <br />storm drains in these private drives are privately maintained. The 8" water mains and 8" <br />sewer main will be maintained and operated by the City. The existing 18" storm drain <br />line within the private drive and within lot 7 is public will continue to be maintained by <br />the City. <br />One of project conditions required planting of street trees on the south side of Crellin <br />Road across from this development. These City trees are to be maintained by the City. <br />However, the developer has agreed to irrigate the trees and pay for the water usage <br />until such time the trees are fully established and irrigation water can be discontinued. <br />This time period is approximately five years. <br />DISCUSSION <br />All public improvements required of development have been completed. City Council will <br />be accepting for formal maintenance the improvements on Beratlis Place, including <br />streetlights and utilities (water, sewer, and storm drain systems). The City will also be <br />accepting the street trees installed by this development on the south side of Crellin Road <br />across from this development. <br />Page 2 of 3 <br />
