Art Dunkley, 205 Main Street, spoke as a representative of the <br />Kamp property owners. He said they concur with staff recommenda- <br />tions particularly as it refers to Low Density Residential. He said <br />he understands the concerns of Mr. Wiemkin and others who spoke. <br />He said they have been working on a master plan for the Kamp pro- <br />perty addressing major concerns of the neighbors including buffering <br />activity. He said they plan to be working with staff so that <br />everyone is comfortable with an overall plan for the property. <br />Martin Inderbitzen, 205-H Main Street, represented Molinaro's pro- <br />perty considered under Item 5b, RZ-81-22. He said he is responding <br />at this time because of the map Mr. Barbee presented. He said it is <br />true the plan was submitted to the Molinaros and they had no <br />objection to the plan but he doesn't know how they feel about a <br />collector street through the Molinaro portion. <br />Chairperson Getty said Mr. Barbee's plan is a proposed conceptual <br />plan and not one represented by staff. <br />Mr. Inderbitzen again spoke stating they agree with the staff recom- <br />mendation for Molinaro of Medium Density Residential. He said the <br />trees can be the dividing line and that they haven't come forward <br />with a development plan at this time and probably won't be coming <br />in with one anywhere near the time Kamp's is presented. He said <br />that Molinaro would not object to a density swap but doesn't <br />believe all of the Medium Density should be eliminated. <br />The public hearing was closed. <br />Chairperson Getty indicated that Kamp and Molinaro should be <br />considered with PUD with gradation of Medium to Low Density <br />rather than using Oakland Avenue as a buffer of the High Density <br />and Industrial to the west. <br />Commissioner Doherty said the staff recommendation is not at all <br />bad. He suggested that case GP-81-9 be decided as to Low and/or <br />Medium Density Residential and then at a later time and when Kamp <br />and Molinaro submit development and/or zoning plans the gradation <br />of the area with regard to high density uses to the west can be <br />looked at. He suggested that the City proceed with advertising <br />the property south of Mohr, including the Busch and DeVor property <br />and get it together before annexation. He said he supports staff's <br />recommendation. Commissioner Lindsey indicated that the concerns <br />of the neighbors out there are well known and the City could protect <br />their interests at the time a project and/or zoning is requested. <br />Commissioner Jamieson said he agrees with the speakers. He said <br />he would like to divide the land use designation of Molinaro and <br />Kamp north to south and the eastern one-half of both properties be <br />designated as Low Density Residential. He said this would give people <br />to the east reassurance that they will be in a Low Density Residential <br />area. <br />-6- <br /> <br />
