RZ-79-17, Ponderosa Homes <br />Application of Ponderosa Homes and Pleasanton Development Group to <br />rezone two parcels of land totalling approximately 9.8 acres located <br />at the northwest corner of Paseo Santa Cruz and Valley Avenue from <br />the RM-15 (Multi-family Residential) District to the R-1-6500 (Single- <br />Family Residential) District. The Planning Commission may recommend <br />any zoning for the property consistent with the General Plan. A <br />negative declaration of environmental impacts will also be con- <br />sidered. <br />Mr. Harris presented the staff report and indicated that this <br />rezoning would bring the property into conformance with the General <br />Plan. <br />The public hearing was opened. <br />Joe.Calabrigo, 10 Crow Canyon Court, San Ramon, representing Land Use <br />for the property owner urged approval of the rezoning. He stated <br />that the staff and applicant had believed it was rezoned previously <br />but determined this was not the case. <br />He said he has spoken to the City Attorney and he has been assured by <br />him that the property owner has the right to transfer sewer connec- <br />tions to other parties and wanted this confirmed so that there are <br />no problems down the road. <br />The public hearing was closed. <br />Commissioner Wilson asked the applicant the size of the lots. Mr. <br />Harris reviewed the size of the lots for the existing Ponderosa <br />development and others in the area. Commissioner Wilson asked if <br />this project would contribute to the improvements of Valley Avenue. <br />Mr. Harris said they would be required to improve a small portion <br />and that the major portion would be done by the developers of the <br />Mackay property at the southwest corner of Hansen and Valley Avenue <br />which also has RAP approval. <br />A motion was then made by Commissioner Lindsey, seconded by Com- <br />missioner Doherty that the mitigated negative declaration prepared <br />for case RZ-79-17 be considered as a negative declaration and that <br />this negative declaration be recommended for adoption inasmuch as <br />the rezoning of this property as proposed will have no significant <br />effect on the environment. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Jamieson, Lindsey, Wilson <br />and Chairperson Getty <br />Noes: None <br />Absent: None <br />Abstain; None <br />-6- <br />_..__~. <br />
