Commissioner Getty asked when the property is developed if the
access would be Pleasanton Avenue to St. Mary Street. Mr. Harris
stated it would. He said it shouldn't cause too much of a traffic
problem especially versus the truck traffic currently generated by
the Deetz Construction business. The Planning Commission concurred
with this statement.
The public hearing was opened. No one addressed the Commission.
The public hearing was closed.
A motion was made by Commissioner Wilson, seconded by Commissioner
Jamieson that case RZ-82-6 be recommended for approval as recommended
in the staff report.
ROLL CALL VOTE
Ayes: Commissioners Doherty, Getty, Jamieson, Wilson and
Chairperson Lindsey
Noes: None
Absent: None
Abstain: None
Resolution No. 2179 was then entered and adopted recommending
approval of case RZ-82-6 per the staff report of 6/24/82.
PUD-81-36, Castlewood Properties, Inc.
Application of Castlewood Properties, Inc., Everette & Dixie Kamp,
Merle and Paul Kral and Helen Crouch for rezoning to allow a phased
mixed density residential project on approximately fifty-eight acres
of land located at the northeast corner of Oakland and Mohr Avenues.
The property is currently zoned PUD (Planned Unit Development)-Medium
Density Residential District. The Planning Commission may recommend
any zoning for the subject property consistent with the General Plan.
A negative declaration of environmental impacts will also be considered.
Mr. Harris presented the staff report and recommendation. He stated
that the applicant and City have had a meeting of the minds and this
application is to more clearly define the zoning of the property as
to range of density in the area. He further requested that
Conditions No. 5 and No. 8 be modified as follows:
5. That the single-family residential lots located
along the eastern boundary line of the subject
property as well as those single-family lots
along Trenery Drive shall be a minimum of 12,000
sq. ft. in size; and
8. "...Improvements may be made via reimbursement
agreements, assessment districts or benefit
districts as best meets the need of the City
and developer...
Commissioner Wilson asked that inasmuch as this application is a zoning
request and not one of development why Condition No. 8 is needed at all.
-3-
_.- __ _ _ ... _ . _..__ ._. _.. _ . . _ ~._ _ ._ _ T
