The current zoning of the <br />property is I-P (Industrial Park) District with a rezoning of the <br />property in process to the PUD (Planned Unit Development)-Industrial <br />Park District. A Negative Declaration of Environmental Impacts was <br />also considered. <br />Mr. Harris presented the staff report. Mr. Harris reported that <br />staff is aware of concerns of developers of the residential area <br />across the street because it is their feeling that the buildings <br />are not of a high enough caliber to be across the street from resi- <br />dences. He indicated, however, the staff feels the buildings are <br />acceptable and has no problem with parking in the front as long as <br />there is landscaping. He indicated staff did recommend one change <br />to the buildings. <br />Commissioner Getty asked about the transformer mentioned in the <br />conditions of approval. Mr. Harris explained this condition will <br />become a standard one. <br />Commissioner Jamieson addressed the berms. Mr. Harris stated that <br />the applicant has undulated it somewhat which will make it more <br />interesting. <br />Commissioner Getty asked Mr. Warnick about truck traffic. Mr. <br />Warnick stated that truck traffic would go from Santa Rita Road, to <br />Trenery and then to Rheem Drive. <br />Chairperson Lindsey then discussed the visibility of truck docks <br />from the residences going up across the street. Mr. Harris explained <br />that it would only be partially visible and that any trucks parked <br />for a prolonged period of time would actually be parked at the <br />back of the structure. <br />The public hearing was opened. <br />Barry Fernald, Devcon, 429 Lakeside Drive, stated that they have <br />no problems with the conditions suggested. He indicated that since <br />he has become aware of concerns of the people across the street <br />they have met with Fred Hull who requested landscaping be increased <br />in the front of the building and Devcon has complied. He said <br />they have increased the area for a total of 40 ft. He said several <br />things have been done to soften the impact for the residential area. <br />He indicated that they would expect to generate tenants as a result <br />of the Hacienda Business Park. <br />
