to/2~/a2
Planning Commission
Minutes
Page 2
side of the Southern Pacific Transportation Company railroad tracks
between Mohr Avenue and Trenery Drive. The current zoning of the
property is I-P (Industrial Park) District with a rezoning of the
property in process to the PUD (Planned Unit Development)-Industrial
Park District. A Negative Declaration of Environmental Impacts was
also considered.
Mr. Harris presented the staff report. Mr. Harris reported that
staff is aware of concerns of developers of the residential area
across the street because it is their feeling that the buildings
are not of a high enough caliber to be across the street from resi-
dences. He indicated, however, the staff feels the buildings are
acceptable and has no problem with parking in the front as long as
there is landscaping. He indicated staff did recommend one change
to the buildings.
Commissioner Getty asked about the transformer mentioned in the
conditions of approval. Mr. Harris explained this condition will
become a standard one.
Commissioner Jamieson addressed the berms. Mr. Harris stated that
the applicant has undulated it somewhat which will make it more
interesting.
Commissioner Getty asked Mr. Warnick about truck traffic. Mr.
Warnick stated that truck traffic would go from Santa Rita Road, to
Trenery and then to Rheem Drive.
Chairperson Lindsey then discussed the visibility of truck docks
from the residences going up across the street. Mr. Harris explained
that it would only be partially visible and that any trucks parked
for a prolonged period of time would actually be parked at the
back of the structure.
The public hearing was opened.
Barry Fernald, Devcon, 429 Lakeside Drive, stated that they have
no problems with the conditions suggested. He indicated that since
he has become aware of concerns of the people across the street
they have met with Fred Hull who requested landscaping be increased
in the front of the building and Devcon has complied. He said
they have increased the area for a total of 40 ft. He said several
things have been done to soften the impact for the residential area.
He indicated that they would expect to generate tenants as a result
of the Hacienda Business Park.
