Commissioner Wood recommended that the ordinance amendment stipulate
space no less than 2,500 sq. ft.
Commissioner Jamieson felt consideration should be given to such pro-
perties in outlying areas, and compared this situation with what would
occur if/when the Stoneson shopping center is developed. He felt a
compromise arrangement would be acceptable. He worried about the
propsective tenants who require 500-600 sq, ft., or less office space,
and how the City could accommodate them. He felt that the office
space could be reduced to 1,500 sq. ft.
Chairman Butler agreed with Mr. Stratton's earlier comment that com-
petition is not a bad thing. Like the other Commissioners, he did
not wish to see prospective tenants go to other communities, but the
critical question still goes back to the statements in the Zoning
Ordinance which speaks to the purposes and intents of the various
zoning districts. He felt the logic behind those statements are ap-
propriate. He could not justify writing an ordinance to apply solely
to one parcel or property owner, but that the ordinance would need to
apply equally to all properties. While sympathetic with the position
the Reynolds Johnson property is in, he felt that Mr. Stratton's
request would not be effective for the City as a whole.
The Chairman agreed with the staff position to retain the intent of
the ordinance but changing the numerical guidelines so that small
office spaces may be allowed in the industrially zoned properties.
Commissioner Wood entered a resolution to initiate an ordinance
amendment to the Industrial District to reduce office spaces to no
less than 2,500 sq. ft. This resolution died for lack of a second.
Resolution 1516 was then offered by Chairman Butler, seconded by
Commissioner Doherty and accepted by all present, to recommend to the
City Council an amendment to the Code with the modifications to sub-
stitute "General" offices and delete "Regional administrative offices"
and to reduce the size of office space from 5,000 sq. ft. to "2,000
sq. ft."
Roll Call Vote
Resolution: Butler
Seconded: Doherty
Ayes: Doherty, Jamieson,
Noes: None
Absent: Shepherd
Abstain: None
Wood, Chairman Butler
Chairman Butler advised Mr. Stratton that in effect, the action taken
by the Planning Commission is a denial of his request, but the matter
would automatically be referred to the City Council.
ADJOURNMENT
The special meeting of the Planning
Rober arris, Secretary
Commission was adjourned at 5:35 P.M.
-3-
....____.__.._~_._.____._......, ._.. __...____.,..~...~...._... _..~.. ___....... ._...... ......_~.~..._. _.... _...._., _, _...,_.7 .._...»._. .. ...._._ _....,.__ ._.. .. ....
