MINUTES
SPECIAL MEETING
PLANNING COMMISSION
Pleasanton Council Chambers
30 West Angela Street
May 3, 1977
4:30 PM
CALL TO ORDER
The special meeting of the Planning Commission was called to order
at 4:35 P.M.
ROLL CALL
Commissioners Present: Doherty, Jamieson, Wood, Chiarman Butler.
Commissioners Absent: Shepherd.
Staff Members Present: Robert J. Harris, Director of Planning; Harvey
Levine, Deputy City Attorney; Yvonne McFadden, Recording Secretary.
OLD BUSINESS.
RZ-77-4, Planning Commission - application for an amendment to Sec.
2-7.17(1) and 2-7.20(1)(a) of Article 9, Chapter 2, Title II of the
Ordinance Code of the City of Pleasanton. to delete the requirement
that "regional administrative offices" must be in excess of 5,000 sq.
ft. of usable space in size and to allow office uses generally as a
permitted use in the I-P (Industrial Park) and I-G (General Industrial)
Districts.
In accordance with the request of the Planning Commission at the last
meeting on April 13, 1977, Secretary Harris indicated that he had
surveyed several owners/developers of office zoned property in town
and learned from these individuals that it is less costly to construct
industrially zoned property than office zoned property. Staff recom-
mendation, after reviewing all available data is to amend the ordinance
to allow office uses in industrial districts if the office space is
no less than 2,000 sq. ft., which hopefully, would not create a dele-
terious effect on other owners of office zoned property in the city.
Secretary Harris, upon inquiry from the Commissioners, stated that his
survey covered office sizes of more than 1,000 sq. ft. Commissioner
Wood then wished to verify that if the Commission adopts staff recom-
mendation, the change would not affect availability of existing office
space in town. Secretary Harris could think of only two places in
town which may have similar amount of office space as the Reynolds
Johnson building, those being a building owned by Vic Lund on Main
Street and by Ted Meyers on Santa Rita Road. He did not check into
the telephone company building or the former MacKay & Somps office
facilities on Spring Street. Other sources checked were the Chamber
of Commerce and Citizens Savings and Loan, who indicated they may
consider adding more office space, but that it would be for themselves.
Mr. Harris further stated that all persons contacted expressed the
feeling that any reduction in the square footage of office space al-
