the Board of Adjustment and Design Review Board meet the second Thursday <br />of the month but that it was not possible because of lack of a meeting <br />place for the month of November. <br />GP-79-19, Ponderosa Homes <br />Application of Ponderosa Homes for a general plan amendment which would <br />comprehensively change the land use designation of an approximately <br />195 acre site located between I-680 and Hopyard Road north and west <br />of the existing Del Prado development. <br />Mr. Harris explained the staff report. <br />The public hearing was opened. <br />Commissioner Jamieson asked if there was a slight increase in the park <br />land compared to the other proposals submitted. Mr. Angrisani, <br />Ponderosa Homes, stated there was an overall slight increase in the parks. <br />Bob Weber, 7235 Valley Trails Drive objected to this proposal for the <br />following reasons: concerns with zoning - was the area zoned R-1 when <br />he purchased his home; now they are going to change and redesign the area <br />putting high density behind his house; and he stated he would like to <br />see high density within the middle of the Del Prado complex. He then <br />stated he has concerns with the quality of open space within the City <br />of Pleasanton and had concerns with sewage capacity and sewage odor. <br />He further stated the current General Plan is a good one and should <br />not be changed. <br />Commissioner Wilson stated he doesn't think Mr. Weber will have too much <br />of a problem with high density as it will probably be 25 years before there <br />is any heavy development in light of the Residential Allocation Program <br />(_RAP~. Mr. Weber stated he could appreciate that, but doesn't want to <br />see two-story condos or apartments in the proximity of his home. <br />Chairperson Doherty stated that the applicant will have to build on a <br />minimum of 10,000 sq. ft. lots and these are good size. <br />Linda Sitzman, 7199 Valley Trails Drive stated she doesn't want multiple <br />housing behind the homes even though she backs up to the canal. <br />Commissioner Leppert stated that this is a General Plan and there is no <br />specific plan yet showing what the buildings will look like. <br />The public hearing was closed. <br />Commissioner Jamieson asked how the plan was proposed for development and <br />whether or not it would be single family or miltiple. Mr. Angrisani <br />stated they applied for 140 RAP permits but that if granted it would <br />cover a three year period and that the single family residences would be <br />developed first. <br />-5- <br /> <br />
