Tentative Map Tract 4401 <br />Application to subdivide an approximately 61 acre parcel located on <br />the south side of Stanley Boulevard easterly of the Fiat Agency into <br />19 separate lots. Zoning for the property is C-S (Commercial-Service) <br />District. <br />Mr. Harris explained the staff report. He stated that the following <br />conditions of the staff report be amended: Condition 3: Add: <br />'or enter into a deferred improvement agreement to build the rest of <br />Del Valle Parkway at the time deemed necessary by the City Engineer.' <br />Condition 10: Add "trees." Condition 19: Add: These trees <br />to be planted at the time of development of the site. <br />The public hearing was opened. <br />George .Allan, the applicant's engineer spoke. He stated that Mr. <br />Auf der Maur has authorized him to start looking at design for <br />the traffic signal as soon as possible so that prior to the City <br />Engineer requesting it, it will be started. Mr. Allan stated that <br />the developer would like to be compensated for that portion of the <br />signal benefiting others in this C-S area and would like to see this <br />tied down at the City level. <br />Commissioner Wilson then inquired if the signal would be installed <br />within 6 months. Mr. Allan stated it probably wouldn't as it would <br />take that long to get through the County. <br />Commissioner Leppert then asked how reimbursement to Mr. Auf der <br />Maur would be handled. <br />Walt Schaumburg stated there can be a trade off required, but that <br />Mr. Campbell would Piave to give the final answer. Discussion then <br />ensued concerning Vineyard tying into the third phase. Mr. Schaumburg <br />stated it would connect at the southeast portion shown on Phase 3. <br />The public hearing was closed. <br />A motion was then made by Commissioner Wilson, seconded by Com- <br />missioner Geppert that Tentative Map Tract 4401 be approved per the <br />staff report subject to the changes in conditions 3, 10 and 19 as <br />discussed, because findings required by the Pleasanton Ordinance <br />Code and Government Code for approval of a tentative map can be made. <br />ROLL CALL VOTE <br />Ayes: Commissioners Geppert, Getty, Jamieson, Wilson and <br />Chairperson Doherty <br />Noes: None <br />Resolution No. 1837 was then entered and adopted. <br />-12- <br />_.._..~..-..._._.~ _..... ..__,._. _ ___ .____... . _ .... __.... .. _. __ _ . _ _ .---_.r_._ _. _. <br />
