MATTERS FOR COMMISSIDN'S REVIEW <br />Alameda County Fairgrounds - Capital Ism rovement Program <br />Commissioner Jamieson stated tit this item must be presented to the <br />City each year for the benefit of the state. He said the Fairgrounds <br />does not have the money to proceed with any of the items on the list. <br />There were no other comments regarding this matter. <br />TENTATIVE TRACT MAPS <br />Tentative Map Tract 4588, Stoneson Development Company <br />Application of Stoneson Development Company for tentative map approval <br />of a 158 unit condominium development to be constructed on the 10.9 <br />acre site located on the south side of Stoneridge Drive between Pleasant <br />Hill Road and Springdale Drive. The property is zoned RM-2500 (Multiple <br />Residential) District. <br />Mr. Harris explained his staff report and the recommendation for approval. <br />Commissioner Jamieson asked about solar energy regarding this development. <br />Mr. Harris stated that this is an old project and that all new projects <br />will be considered from a solar standpoint. <br />The public hearing was opened. <br />Larry Bartelson, MacKay & Somps, spoke representing the applicant. He <br />asked for clarification of condition #4 regarding sewers. He stated he <br />just wants to make sure that this did not take away any rights the property <br />may already have. Mr. Harris confirmed that this is correct in that it <br />does not take away any rights which they may already have. Mr. Bartelson <br />stated that the map shows a 20 ft. easement along Gold Creek for mainte- <br />nance purposes and that they had always assumed Gold Creek would be <br />maintained by the City, however, Gold Creek will be a private area <br />maintained by the homeowners association and it is requested that they <br />be allowed to vary the width of the road from 20 ft. to 15 ft. and <br />that Flood Control requires 12-15 ft. <br />Mr. Bartelson then asked for clarification of condition #11. Mr. Harris <br />explained the City wants a chance to review the CC&Rs and that if mainte- <br />nance isn't done by the homeowners association, it will be done by <br />the City and the City will be reimbursed by the homeowners association. <br />The public hearing was closed. <br />Commissioner Jamieson asked if the staff had any problems in changing <br />the width of the road.
