PLANNING COMMISSION <br />Page 4 <br />4/13/83 <br />Mr. Harris did indicate there have been two signs approved for the <br />building and he would have to compare the signs improved with <br />those installed. <br />Commissioner Wilson commended the new operator for cleaning up the <br />site and redoing the landscaping. <br />Commissioner Doherty asked if the new sign on the Main Street <br />cobbler shop go before Design Review. Mr. Harris responded that it did. <br />Commissioner Getty asked if as a condition of a_bproval, the applicant <br />was required to remove the other window signs. Mr. Harris indicated <br />he didn't believe this was an added condition. <br />OLD BUSINESS - Public Hearings <br />PUD-79-13, Valley Business Associates <br />Application of Valley Business Associates and Sente Associates <br />Seven for a major modification to case PUD-79-13 pertaining to building <br />heights, size of trucks, permitted truck routes and other possible <br />changes to the zoning and development plan for Valley Business Park, <br />an approximately 70 acre industrial park now under construction <br />on the south side of Valley Avenue immediately east of the residences <br />on the east side of Kolln Street. The property is zoned PUD <br />(.Planned Unit Development) Industrial District. A mitigated negative <br />declaration of environmental impacts will also be considered. <br />Dir. Harris reviewed the staff report. He indicated that the staff <br />has distributed to the Commission a proposed Condition No. 8 in lieu <br />of the one shown on the staff report. <br />Commissioner Wilson asked about the landscaping along Valley Avenue <br />between Santa Rita Road and the Park -- what properties would be in <br />that assessment district? Mr. Harris indicated he believed it <br />would only be the industrial properties (no residential) mainly <br />bordering between Santa Rita Road and Stanley Blvd., but they may <br />include other properties not contiguous with Valley Avenue and the <br />developer's engineer who is present tonight could probably address <br />the matter. <br />Commissioner Wilson made a supposition that perhaps Kaiser would <br />have a large share of the assessment and refused to participate, he <br />then asked who would pay for the soundwall and landscaping. <br />Mr. Harris responded that the Valley Business Park developers would <br />pay for it and not as part of the assessment district. <br />Commissioner Wilson asked if the City has any indication as to whether <br />or not any of the other property owners are enthusiastic about <br />joining this assessment district. Mr. Harris indicated that none <br />of the owners had discussed the matter with him. He also indicated <br />that they have not discussed the matter with Mr. Warnick either. <br /> <br />
