PLANNING COMMISSION <br />Page 18 <br />4/13/83 <br />Mr. Morgan asked that the CC&Rs not have to be filed at permit <br />stage. <br />The public hearing was closed. <br />Commissioner Getty moved approval of case AP-83-5, subject to the <br />conditions of staff report changing Condition No. 5 to change the <br />wording to "approval of final map", Condition No. 30 add "or <br />as otherwise worked out with City staff", and add that there be <br />a five year moratorium on the sale of any of the units. This <br />motion was seconded by Commissioner Wilson. <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Jamieson, Wilson and <br />Chairperson Lindsey <br />NOES: Commissioner Doherty <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2294 was entered and adopted for case AP-83-5 as <br />motioned. <br />PUD-83-6, Regis Homes, Inc., et al <br />Application of Regis Homes, Inc. and Stoneson Associates for <br />development plan approval for a 128 unit residential condominium <br />complex on an approximately seven acre site located at the southwest <br />corner of the intersection of Stoneridge Drive and Interstate 680. <br />Zoning for the property is PUD (Planned Unit Development)-High <br />Density Residential District. A negative declaration of environmental <br />impacts will also be considered. <br />Mr. Glenn presented the staff report recommending approval of <br />the project. <br />The public hearing was opened. <br />Hal Cranston, Regis Homes, gave a presentation on the proposed <br />development plan. He referred to color renderings presented. <br />He said they will pre-wire for security gates, but will not put <br />them in. <br />Commissioner Jamieson asked if there would be a soundwall done <br />for the rear of the project. Mr. Cranston said there would be and <br />is being done as a result of their acoustical study. <br />Commissioner Jamieson asked why the applicant just wanted to wire <br />for security and not go ahead with the security gates. Mr. Cranston <br />said this would probably be done when the units are on a for sale <br />basis. He felt people will use the shortest distance between two <br />points and if they elected to park on the street they would do so. <br />
