Minutes Planning Commission 12/12/84 Chris Kinzel, TJKM, addressed the driveway and traffic of the area. Chairman Doherty indicated that there is a parking problem at some of the sites in the area Commissioner Innes asked Mr. Hogue if the R&D included warehousing. Mr.Hogue responded that it is a prototype. Commissioner Innes asked what would happen if Koll doesn't get the typical R&D people. Commissioner Innes felt more parking should be provided. John Steinbuch, 635 Abbie Street, broke for CPS, indicated a need for this type of leasing space in the Valley. He reviewed Devcon and Valley Business Park. Office buildings are standing vacant while this type of area is rented right away. Commissioner Innes then asked Mr. Swift about enforcement of CC&Rs. Mr. Swift explained that unless a particular provision is incorporated in the PUD, the City can't necessarily enforce the CC&Rs. The public hearing was closed. A motion was made by Commissioner Lindsey, seconded by Commissioner Getty that PUD-81-30-25D be recommended for approval inasmuch as it is a first-class project subject to the five staff conditions, eliminating "A" in Condition No. 2. Commissioner Innes said the building is way too long. He felt the project should be redesigned and divided into two. He felt the parking should be increased.
