Grocers live in Dublin, Walnut Creek, San Leandro, Fremont, Union
City. Only three of them live in Pleasanton.
Commissioner Innes asked Mr. Reid about the parking relative to
the total number of employees on the premises. Mr. reid said
there are 301 parking spaces with only 175 people working there.
Vince Wong, architect, for the project presented their proposal.
He described the phasing of the development. All of the parking
area will be fully developed during the first phase. Prudential
is making sure no eyesore will be created. The materials and
colors are basically as presented on the color board.
Chairman Doherty then asked how many additional employees there
would be in phase two. Mr. Wong said there will be 175 total in
both phases. Chairman Doherty commented that they are providing
a lot of parking for this development. Mr. Wong stated this is
in compliance with the CC&Rs for the project.
Dave Gates, Landscape Architect, reviewed phase two of the
development. He presented an analogy with Crum and Forster. The
visual characteristics will be very much the same. There will be
a conference room and amphitheatre.
Chris Kinzel, TJKM,4637 Chabot Drive, Pleasanton, discussed their
traffic study. They have conducted 15 traffic studies for the
developments in North Pleasanton. There are two developments
that have been added in the most recent traffic study to date.
July 20 two of the developments were removed and they added the
this project and one more to be heard at a later date. They are
overstating the impacts slightly with this development because of
the 55,000 sq. ft. development included.
Commissioner Innes stated that in his packet he received a
traffic study for 12B and 31B and it doesn't show 12B and 31B.
Mr. Kinzel stated that these are traffic zones which just happen
to coincide to Hacienda Business Park's site number system.
The public hearing was closed.
A motion was made by Commissioner Getty, seconded by Commissioner
Wilson that case PUD-81-30-19, be recommended for approval
subject to the conditions shown in the staff report.
ROLL CALL VOTE
AYES: Commissioners Getty, Lindsey, Wilson and
Chairman Doherty
NOES: Commissioner Innes
ABSENT: None
ABSTAIN: None
Resolution No. 2525 was entered and adopted recommending approval
of case PUD-81-30-19D as motioned.
PUD-81-30-20D, Prudential Insurance Co.
Application of Prudential Insurance Company for architectural and
- 16 -
.. .. _....._.. _.,..__.... _T..-_. ._. _... ..
