. The Stoneridge Drive extension reduces total peak hour volumes and cut-
through trips on Valley Avenue and Stanley Boulevard, although it does not
significantly reduce the proportion of cut-through traffic on these routes.

Based on the above conclusions, the traffic modeling results do not provide a clear-cut
rationale for selecting one land use alternative over another. However, although the
plans are similar in their traffic impacts, they represent different approaches to the type
of housing provided and the character of new development. For instance, although the
Transit Oriented Development option does not appear to significantly improve traffic
conditions compared to the other land use options, there may be other reasons to select
this option such as a desire to build housing in an area with existing infrastructure and
public transportation, or to build housing which is more sustainable in terms of water or
land use than other options.

Mike Tassano
Deputy Director
of Public Works/
Transportation

Rob Wilson
Director of
Public Works

Approved by:

Jv/

Nelson Fialho
City Manager

Submitted by:

~u-h--.

~c~ Stern
Pnncipal Planner, for
Donna Decker
Acting Director of
Planning and
Community Development

#%;...~--

;:a. 0L

Attachments:

1.
