Minutes <br />Planning Commissioi <br />July 24, 1985 <br />These two applications were continued to 8/14/85. <br />PUD-81-30-30D, Hacienda Child Development Services <br />Application of Hacienda Child Development Services for design <br />review approval to construct a one-story, approximately 21,714 <br />sq. ft. childcare facility on an approximately 1.8 acre site, <br />located on the east side of Chabot Drive between Gibraltar Drive <br />and Stoneridge Drive. Zoning for the property is PUD (Planned <br />Unit Development)-Industrial, Commercial and Offices District. <br />Mr. Swift presented the staff report recommending approval. <br />Commissioner Innes then asked staff about parking. Mr. Swift <br />stated that it will be necessary for adults to sign in for their <br />children, thus they will be parked from four to ten minutes. <br />The public hearing was opened. <br />Jim Self, General Manager, Hacienda Owners Association, stated he <br />is the secretary-treasurer for the non-profit corporation for <br />this project. He reviewed the proposed use and site development. <br />There will be approximately 34-36 people employed in the daycare <br />facilities. The cost will be $300-325 because the developers are <br />making a direct contribution to the project. This will be the <br />first freestanding facility in an industrial park in the Country. <br />Commissioner Wellman asked if the facility would be available to <br />the community as a whole. Mr. Self indicated it will not be <br />available to the public at this time.. He reviewed the various <br />phases in their goals. <br />Commissioner Innes asked about the space provided for <br />administration. Mr. Self indicated that there is no requirement <br />for administration and they will meet the state requirements for <br />childcare. <br />Jorge Garcia, Fee and Munson Architects, reviewed the site plans, <br />elevation and landscape plans. The colors are not completely <br />compatible with the balance of the park. The reason is that the <br />building house an unusual activity and demands a different <br />response than the others. He then reviewed the other materials <br />proposed. <br />The public hearing was closed. <br />Commissioner Innes made a motion to recommend approval of Case <br />PUD-81-30-30D, subject to the conditions of the staff report but <br />that the staff is to work with the developer concerning the <br />colors. <br />ROLL CALL VOTE <br />SECOND: Commissioner Wellman <br />AYES: Commissioners Hoyt, Innes, Lindsey, Wellman and <br />Chairman Wilson <br />NOES: None <br />- 16 - <br />
