Gordon Bingham <br />Application of J. Gordon Bingham for development plan approval to <br />construct a one story, 14,200 sq. ft. automobile sales and <br />service building on an approximately 2.3 acre portion of an <br />approximately 49 acre site located on the northwest side of Santa <br />Rita Road between Old Santa Rita Road to the west and Highway <br />I-580 to the north. Zoning for the property is in the process of <br />being changed to PUD (Planned Unit Development (Central <br />Commercial District. <br />This matter was continued to 5/8/85. <br />PUD--81.-30-7M, Hacienda Business Park <br />Request for modification to allow local insurance and real estate <br />offices. <br />Mr. Harris presented the staff report which recommended denial of <br />this request. <br />Discussion then ensued between the Commissioners concerning this <br />application. Commissioner Lindsey felt that to not approve it <br />would be in conflict with a small real estate office already <br />located in the Chabot Center. Commissioner Getty felt that the <br />downtown businesses would be very happy to have all of the real <br />estate offices move to Hacienda to allow more retail in the <br />downtown area. <br />Commissioner Wilson then had conversation with Mr. Swift <br />concerning the protection of the old downtown area. Mr. Swift <br />indicated that the request is currently just for Lot 37 called <br />for in Condition No. 4 of Ordinance No. 1109. <br />The public hearing was opened. <br />Geor_ga Kallis, 16 Castledown, Pleasanton, reviewed the rationale <br />of their proposal. He stated that in the downtown area the <br />vacancy rate is 3-50. He reviewed the Vaughn-CPS project which <br />will add additional area. <br />Merle Telford, 774 Neal Place, urged approval of the application. <br />He wishes to locate his real estate office in the Hacienda <br />Business Park. <br />George Kallis indicated that it is their desire to provide a <br />service to employees of the park by the requested change. The <br />Centi~r~y 21 real estate office of Mr. Telford will serve the <br />employees. <br />- 12 - <br />
