Minutes of the Continued Planning <br />Commission Meeting of 8/27/86 <br />Held on 9/3/86 <br />2F - Panganiban <br />Mr. Lee stated this parcel is not shown on the General Plan but <br />is East of the Schwerin property. <br />Brad Hirst, 6280 West Las Positas Boulevard, represented Dr. <br />Panganiban. They agree with the existing General Plan -- will <br />propose 17 custom home sites. This will happen in probably <br />two-three years. Mr. Hirst presented an exhibit showing 17 lots <br />will be above 670 feet, but less than 15% slope. This property <br />is unique in that the home sites will not be seen from the valley <br />floor. Regarding vehicle access, they anticipate coming through <br />the Schwerin property off of Foothill Road and not using Dublin <br />Canyon Road as a primary access, but rather a secondary access. <br />The Commissioners then discussed with Mr. Hirst the development <br />of the properties using various densities. <br />Mr. Hirst urged that the property be left as is currently shown <br />in the General Plan. He expressed concern with a 670' <br />development elevation standard being applied to 43 acres of <br />ridgeland. Commissioner Michelotti said this precise line could <br />be addressed for this particular property at the time the <br />developer makes a proposal to the City. Mr. Lee concurred that <br />site review would be used to determine the best location of the <br />lots. <br />The Chair asked if there was any other public testimony <br />concerning these properties. <br />2A - Ferreri <br />Ilene Weinreb, Bay Area Council, urged the City do whatever they <br />can to promote affordable housing on Ferreri's property. Housing <br />is needed in Pleasanton with the large amount of industrial <br />development taking place. <br />Marjorie Lebar, Preserve Area Ridgelands, felt the staff report <br />was complete. On behalf of PARC she asked the Planning <br />Commission to be extremely careful in designating Parcels 2A <br />through 2F. High Density Residential should be placed closer to <br />the business parks where the infrastructure is in place. She <br />urged adoption of the Community Facilities Alternative to strike <br />a balance between jobs and housing to help preserve the <br />ridgelands. <br />Ben Tarver, 1144 Arak Court, echoed the sentiments of the <br />previous speaker. He prefers the Community Facilities <br />Alternative on the ridge lands. <br />The public hearing was closed. <br />Planning Commissioners Comments <br />Commissioner Michelotti was concerned with the ridgelands, <br />indicating that a decision on the properties under consideration <br />- 6 - <br />___ r <br />
