PUD 81 30 35D, Pacific Rim Development Cor . <br />Application of Pacific Rim Development Corporation for design <br />review approval to construct an approximately 103,700 square <br />foot, five-building specialty retail complex, to be located on an <br />approximately 9.7 acre site, located at the northeast corner of <br />the intersection of Hopyard Road and Stoneridge Drive. Zoning <br />for the property is PUD (Planned Unit Development)- <br />Industrial/Commercial and Offices District. <br />Mr. swift presented the staff report recommending approval of <br />this application. <br />Phil Smith, Chairman of the Board, Pacific Rim Development, San <br />Ramon, introduced their architect, traffic and construction <br />managers. Mr. Smith stated the uses of the property include a <br />small gourmet market which will sell fish, meat, and deli items, <br />but no general merchandise. The 10,500 sq. ft. available will <br />probably house a 8,300 sq. ft. restaurant. If the restaurant <br />negotiations work out, the flat wall would become one-half glass <br />for windows. It is their intention to bring the elevations back <br />to the Commission for final approval. The other 10,00 sq. ft. <br />anchor space will be a gift store and they plan to finalize the <br />lease the 12th of August. Mr. Smith said they have been very <br />successful in developing several similar shopping centers. They <br />expect to start construction in April and have the project open <br />just before Christmas 1987. <br />David Israel, project architect, reviewed the site plan depicting <br />the landscaping and setbacks. He also reviewed the materials and <br />colors proposed. There will be four kiosks for photos, food and <br />banking on the site. <br />Commissioner Innes expressed concern with the visibility of the <br />back of building No. 1. unless as stated earlier, a restaurant <br />occupies the building. Mr. Israel explained that this is Anchor <br />"A" and will have 75' of landscaping if it is not developed as a <br />restaurant. Mr. Innes did not want to se the area turned in to <br />one of giant landscaping. Mr. Israel stated their intention <br />currently is not to add more landscaping than now exists. He <br />eviewed their proposed landscape plan and species of trees to be <br />r <br />planted. <br />Commissioner Michelotti asked Mr. <br />storage. Mr. Israel then pointed <br />will be used for storage only. <br />Israel to address second-floor <br />out the two-story element which <br />Chairman Lindsey discussed the driveway on Chabot Drive and asked <br />if 30 feet is sufficient width. Mr. Israel said this was <br />addressed in the traffic study and was in fact widened to 30 <br />feet. Mr. Israel said there is no problem in having it wider but <br />pointed out that Hacienda has a 30 foot wide limit. <br />Mr. Smith then reviewed the proposed conditions - <br />Condition No. 4: He asked that this condition be eliminated <br />because he had no knowledge of the cost and did not want to <br />- 8 - <br />
