Mr. Swift g~rve a sunanary of the staff report, noting staff recommendatior- for <br />approval. <br />The public hearing was opened. <br />Ken Gooch, ~ 1 Raters Avenue, accepted all conditions of approval. They have had <br />an oppotunity to talk with Valley Trails i~eowntrs. in an attempt to alleviate <br />some concerns, the applicant will put in the landscaping on the 10 units. Mr. Gooch <br />will be the sole developer and contractor. There is no reciprocal agreement with <br />the presei-t owner. Thane ire concerns with the stop light and turn signal. Any <br />reslKxtise to this project he's either bean positive or non-committal. The applicant <br />hand-carried a letter et intent to 65 homeowners. <br />J!m Galbraith, 7280 Valley Trails, would like to go on record as being in <br />opposition to the past relationsh~ with the prior 26 unit project <br />Chairperson Ltndsey assured Mr. Galbraith that Mr. Gooch Is the sole developer of <br />this particular application. <br />Mr. Galbraith said he felt the over-all plan is excellent but he questioned the <br />placing of 10 units !n a relatively small area. <br />Chairperson Lindsey said that tt-e property is zoned for high density residential <br />and that economic consideraLlons make 10 units advisable. <br />There was discussion and clarification of the drive-way configuration of the <br />access. <br />Jerry Hogan, 3562 Wind Cave Cote't, was unaware of the availability of detailed <br />plans. On-street parking on Cherry Blossom Lane/Valley Trails was a concern.
