Minutes <br />Planning Commission <br />3/2/587 <br />The public hearing was opened. <br />Louis Bunch, Trammell Crow, introduced Tom Stovall, the architect <br />for the project. Mr. Bunch stated that staff has done a good job <br />in reviewing the project. Pleasanton, in particular Hacienda <br />Business Park, is the type of market they like to build at. Mr. <br />Bunch indicated that they agree with the staff report except for <br />the points discussed by Mr. Swift. <br />Mr. Stovall, the architect, then spoke. Mr. Stovall reviewed the <br />various renderings including the perspective, site plan and <br />elevations of the project. The colors and materials were then <br />discussed. <br />Chairman Lindsey asked Mr. Bunch what the expected average <br />per-foot rental cost would be for the units. Mr. Bunch said they <br />would probably average $800 per month with the exception of the <br />affordable, smaller units, the average size which is a little <br />less than 800 sq. ft. <br />Chairman Lindsey referred to Page 11 of the staff report <br />referring to rental fees and asked how this project will compare <br />with the existing projects in the City. Mr. Bunch indicated that <br />they have a complete amenity package which will include a <br />swimming pool, buffer amenities, tot lot, exercise room, etc. <br />Commissioner Innes asked out of the 6,000 units developed by this <br />developer, how many have been retained under their ownership. <br />Mr. Bunch said they have retained ownership of most of them and <br />at this time manage 30,000 apartments. <br />Commissioner Innes had some concern with 212 units being approved <br />with 16 units per acre. Mr. Bunch stated he hoped their product <br />would be competitive with other projects in the other. Many of <br />their units will have a beautiful streetscape. Mr. Bunch said he <br />felt the area is a good one for the project with AT&T and the <br />hospital site so near. <br />Commissioner Berger discussed the rental of $1/per sq. ft. and <br />the fact that there are no covered parking areas in the <br />development. There is a good distance to walk from one unit to <br />the parking area. Mr. Bunch said that they are within 150 feet <br />from parking at the farthest unit. Mr. Bunch stated that some <br />units would be rented for lesser amount than others. <br />Commissioner Innes state he was not comfortable with what he was <br />hearing relative to this project regarding to the amenities and <br />the amount of rent charged for them. Mr. Bunch said it is <br />expensive to develop within the City of Pleasanton, and they are <br />building a quality project. <br />Joe Callahan, Callahan, Sweeney & O'Brien, introduced Acoustical <br />Engineer Charles Salter. Mr. Callahan stated the staff member of <br />the ALUC was brand new to the job and was not aware of the <br />issues, procedures, etc. when he completed his staff report. <br />- 6 - <br />
