MINUTES <br />PLANNING COMMISSION <br />JANUARY 14, 1987 <br />be unlike the perishable deliveries and it is anticipated there <br />would be probably two deliveries per week. Mr. Horsely further <br />reported that the tenant wants a 10' rollup door so that he can <br />stockpile merchandise before it is moved into the warehouse. <br />There will be no truck requirement for the type of tenant they <br />will have. Mr. Swift reported that staff is satisfied as this is <br />a very different kind of operation compared to a grocery store. <br />Jay Bennett, 3172 Weymouth Court, supported the application, and <br />stated that the applicant's have done a good job in designing the <br />project. The trees proposed will soften the impact of the noise. <br />Commissioner Hoyt said the developers have done a good job in <br />putting the two shopping centers together. The center, in his <br />opinion, is aesthetically pleasing. <br />Commissioner Berger was sympathetic to the concerns of the <br />neighbors relating to noise. <br />Commissioner Michelotti addressed the location of the dumpster <br />and suggested that with the help of the City and Mr. Ferreri <br />problems of the dumpster noise can be minimized. <br />Vice Chairman Innes discussed standard condition No. 56 relating <br />to installation of cable in the center vs use of a satellite <br />dish. Vice Chairman Innes also addressed Condition No. 6 <br />regarding the size and quantity of trees. Vice Chairman Innes <br />would like to see a condition added relating to preventing the <br />roots of the trees from encroaching into the yards of the <br />residential neighbors to the east. Vice Chairman Innes <br />acknowledged that the drawings are conceptual, but there is a <br />maximum space of 25'. There is nothing in the conditions <br />demanding the loading area for the major tenant be on the south <br />side. A semi-truck could get into the area. Mr. Swift stated <br />that the development plan would have to be modified to have this <br />happen. Vice Chairman Innes wanted a condition added that there <br />shall be no loading dock on the east side of the building. <br />Mr. Horsley said they do show a door on the south elevation <br />intended to service the major tenant. Commissioner Michelotti <br />asked if the applicant would object to a condition relating to <br />the service door on the east side. The Commissioners then <br />discussed with Mr. Horsley the loading dock arrangements <br />proposed. Vice Chairman Innes commented that 10' rollup doors <br />invite forklift operations. <br />Vice Chairman Innes then asked the applicant if at the time he <br />submitted plans for a building permit, he would be prepared to <br />declare what is intended as far as cable television is concerned. <br />Mr. Horsley said they plan on using cable in the building. <br />The public hearing was closed. <br />A motion was made by Commissioner Michelotti, seconded by <br />Commissioner Berger that the negative declaration prepared for <br />- 6 - <br />
