would be as mentioned in Condition 7 regarding road improvements <br />on Foothill Road and signalization of Foothill Road and Laurel <br />Creek; and also the pro-rata cost of replacing the undersized <br />water line in Dublin Canyon Road as noted in Condition 10. He <br />showed a scale model of the project. He said he has met with <br />three surrounding property owners and understands their <br />concerns. He stated they have brought up concerns that are <br />valid regarding access to their property and told them that a <br />security gate would be installed. He added that he is very <br />willing to work with them. <br />Chairman Hoyt asked haw his building might affect the <br />surrounding land values. Mr. Christian did not know. <br />Commissioner Berger asked if he had read the conditions and <br />agreed with them. Mr. Christian said he agrees with them but <br />just wanted clarification regarding Conditions 7 and 1D. <br />Kirk Feldberg, 4b99 Herring Way, Pleasanton, also represented <br />the application. He discussed the grading and geological <br />analysis and felt it was appropriate for the site. <br />Commissioner Tarver expressed concern about the ent-ance to the <br />site parking area from Dublin Canyon Road and asked that the <br />applicant point the area out on thF model. Mr. Feldberg did so. <br />Commissioner Tarver felt that people would have a difficult time <br />leaving the parki~~g area. Mr. Feldberg did not think that would <br />Fe so but they would try to place the access as far back as <br />possible. <br />Commissioner Hovingh asked if the entrances were across from <br />Holiday Inn. The applicant said they are parallel to the <br />Holiday Inn. <br />Commissioner Hovingh discussed the elevation and the traffic <br />situation with the applicant. He expressed his concern that a <br />driver would be only 16' away from the wall of the building or a <br />concrete retaining wall. He felt that was too much concrete. <br />Mr. Feldberg said they have tried to reduce the effect of the <br />retaining wall by putting up additional landscaping. He pointed <br />out that the Dakland Museum was in a similiar situation. He <br />said that staff has suggested that berms be built in order to <br />reduce the impact of the walls and cap the concrete walls with a <br />brick veneer. <br />Donna Miller, 1193 Dublin Canyon Road, said she has lived <br />behind the proposed building for 39 years and that she would be <br />looking right at it. She stated that she was shocked that such <br />a large building was planned f or such a small site. She was <br />distressed that her first knowledge of the project was when the <br />geologist began digging dirt and then read about it in the <br />paper. She expressed concern that her property would be greatly <br />affected with the retaining walls and the grading. She <br />Page 13 <br />
