TO <br />PREPARE AN ENVIRONMENTAL IMPACT REPORT FOR THE LUND <br />RANCH II PROJECT, PUD-25. <br />PROPERTY OWNERS: Greenbriar Homes <br />GENERAL PLAN: Low Density Residential, Rural Density Residential, and Public <br />Health and Safety with a Wildlands Overlay <br />ZONING: PUD-LDR/OS (Planned Unit Development -Low Density Residential/ <br />Open Space) District <br />SUMMARY <br />On June 11, 2003, the City Council authorized the City Manager to execute a contract <br />with Geier and Geier Consulting Inc. for consultant services in the amount of $115,391 <br />for the preparation of an Environmental Impact Report (EIR) for the proposed Lund <br />Ranch II development, PUD-25. <br />The cost to prepare the Draft EIR exceeded the initial estimated budget. On March 2, <br />2006, a first amendment to the consultant contract was approved by the City Manager <br />to increase the budget by $21,783. The increase was due to the Cumulative Analysis <br />sections related to the three South Pleasanton projects: Oak Grove (PUD-33); Spotorno <br />Ranch (PUD-52); and Lund Ranch II (PUD-25). <br />A second amendment is being requested to increase the budget by $29,446 to cover <br />the cost of reviewing and updating sections of the Administrative Draft EIR specifically <br />for the Lund Ranch II project that have become out dated. <br />The Lund Ranch II project environmental review has been an on-going effort <br />discovering various impacts that interrelate and therefore has required more time than <br />originally anticipated. This has resulted not only in additional work, but increased labor <br />and material costs. The project applicant has agreed to pay the increase. <br />Furthermore, City staff would anticipate that this project may result in future requests for <br />contract increases due to these constraints. Therefore, staff recommends the City <br />Council authorize the City Manager to execute contract amendments up to a total of <br />$115,391, for a total contract amount of $230,782.
