10. <br /> <br />11. <br /> <br />12. <br /> <br />specified· Trees shall be a combination of 15 gallon <br />and 24 inch box sizes, and shrubs shall be 5 gallon <br />size. <br /> <br />Additional shrub and tree species shall be added to the <br />landscape areas along the north and northwesterly sides <br />of the main building's service area. <br /> <br />Ail landscape end caps and tree wells located in the' <br />shall have an effective dimension of five feet. <br /> <br />Ail parking lot trees shall be installed with root <br />barriers and deep watering pipes. <br /> <br />The applicant shall submit a revised landscape plan with the <br />above-mentioned changes to the Design Review Board for review <br />and approval prior to issuance of a building permit. <br /> <br />Unless otherwise specified on the approved plan set or by a <br />condition within the text of this development plan approval, <br />there shall be no outdoor storage of material, stock, or <br />refuse on any portion of the project covered by this <br />approval. <br /> <br />The applicant shall design the monument sign as a low-level <br />monument sign matching the approved building design and <br />detailing, with metal lettering identifying the project name <br />and address only. Lettering may be "halo" lit or floodlit. <br />The monument sign should be located so as not to obscure the <br />line-of-sight from the driveway entrance to Stoneridge <br />Drive. <br /> <br />The applicant shall implement the applicable conditions and <br />requirements of PUD-80-16-3M. <br /> <br />The applicant shall install a right turn deceleration lane <br />from Stoneridge Drive to the main driveway entrance, as shown <br />on the site plan, to the satisfaction of the City Engineer <br />and the Director of Planning. <br /> <br /> <br />
