Conditions of Approval <br /> PUD-80-16-7D <br /> July 17, 1990 <br /> <br />The building, parking, and landscape improvements shall <br />substantially conform with the plans dated July 12, 1990 on <br />file with the Planning Department, except as modified by <br />other conditions of approval. <br /> <br />F~nal building and monument sign location, design, and <br />detailing shall be reviewed and approved by the Director of <br />Planning prior to issuance of a building permit. <br /> <br />Joint access easements shall be recorded on the parcels <br />bounded by Stoneridge Drive, Bradley Drive, Johnson Drive, <br />Morse Drive, and Hopyard Road. These easements shall grant <br />to the present and/or future property owners and their agents <br />a non-exclusive right of ingress, egress, and circulation <br />over the respective properties. A copy of the easement shall <br />be furnished to the City Attorney for review of form and <br />content and shall be recorded prior to issuance of a building <br />permit for the subject project. <br /> <br />Ail trash bins shall be located in an approved trash <br />enclosure. Trash enclosures shall be incorporated into the <br />building design of the main building and freestanding <br />buildings shown on the approved site plan. This shall be <br />accomplished either.by attaching the enclosure to, or <br />recessing into, the building wall. <br /> <br />If attached, the enclosure shall be architecturally blended <br />with building materials, form, design, and detailing. All <br />trash enclosure openings shall face away from the public <br />right-of-way unless it can be demonstrated that they can be <br />adequately screened from view. The freestanding buildings' <br />trash enclosure design shall be reviewed and approved by the <br />Design Review Board when it reviews those buildings' <br />designs. <br /> <br />Ail roof-mounted HVAC equipment shall be completely screened <br />from view by the building parapet shown on the approved plan <br />set. Prior to issuance of the building permit, the applicant <br />shall provide a roof plan and building section for the <br />approved project structure showing the approved HVAC <br />equipment locations, for review and approval by the Director <br />of Planning prior to issuance of a building permit. <br /> <br />6.
