Conditions of Approval <br /> PUD-80-16-6D <br /> July 17, 1990 <br /> <br />Se <br /> <br />The building, parking, and landscape improvements shall <br />substantially conform with the plans dated June 28, 1990 on <br />file with the Planning Department, except as modified by <br />other conditions of approval. <br /> <br />Ail trash bins shall be located in an approved trash <br />enclosure. The applicant shall provide a trash enclosure <br />design showing that they will be architecturally compatible <br />with the approved building materials and design. All trash <br />enclosures shall have metal doors. Trash enclosure design <br />details shall be submitted for review and approval by the <br />Director of Planning prior to issuance of a building permit. <br /> <br />Final tenant and monument sign location, design, and <br />detailing shall be reviewed and approved by the Director of <br />Planning prior to issuance of a building permit. <br /> <br />Joint access easements shall be recorded on the parcels <br />bounded by Johnson Drive, Morse Drive, and Franklin Drive. <br />These easements shall grant to the present and/or future <br />property owners and their agents a non-exclusive right of <br />ingress, egress, and circulation over the respective <br />properties. A copy of the easement shall be furnished to the <br />City Attorney for review of form and content and shall be <br />recorded prior to issuance of a building permit for the <br />subjec~ project. <br /> <br />Unless otherwise shown on the approved plan set or specified <br />by a condition in this development plan approval, no trash, <br />materials, stock, or finished item shall be permanently or <br />temporarily stored on any exterior area of the project <br />covered by this development plan approval. <br /> <br />Ail roof-mounted HVAC equipment shall be completely screened <br />from view by the building parapet wall. Prior to issuance of <br />the building permit, the applicant shall provide a roof plan <br />and building sections for the two buildings showing the HVAC <br />equipment location. The roof plan shall be reviewed and <br />approved by the Director of Planning and shall become part of <br />the building permit plan set for the two structures. <br /> <br />Ail parking lot trees shall be installed with root boxes and <br />deep watering pipes. A detail of this installation shall be <br />provided on the landscape plan, and shall be reviewed and <br /> <br /> <br />
