Conditions of Approval <br /> PUD-80-16-5D <br /> July 17, 1990 <br /> <br />The building, parking, and landscape improvements shall <br />substantially conform with the plans dated June 28, 1990 on <br />file with the Planning Department, except as modified by <br />other conditions of approval. <br /> <br />Ail trash bins shall be located in the trash enclosure shown <br />on the approved plan set. Trash enclosure wall design and <br />detailing shall match the building design. Metal gates shall <br />be provided and shall hide the enclosure's interior from <br />view. Final trash enclosure design shall be reviewed and <br />approved by the Director of Planning prior to issuance of a <br />building permit. <br /> <br />Final building and monument sign location, design, and <br />detailing shall be reviewed and approved by the Director of <br />Planning prior to issuance of a building permit. <br /> <br />Ingress, egress, and circulation easements shall be recorded <br />on the parcels bounded by Johnson Drive, Morse Drive, and <br />Franklin Drive. These easements shall grant to the present <br />and/or future property owners and their agents a non- <br />exclusive right of ingress, egress, and circulation over the <br />respective properties. A copy of the easement shall be <br />furnished to the City Attorney for review of form and content <br />and shall be recorded prior to issuance of a building permit <br />for the subject project to the satisfaction of the Director <br />of Planning. <br /> <br />Ail roof-mounted HVAC equipment shall be completely screened <br />from view by the mechanical equipment screen or the building <br />parapet shown on the approved plan set. Prior to issuance of <br />the building permit, the applicant shall provide a roof plan <br />and building sections for each of the three buildings showing <br />the locations for all HVAC equipment. The roof plan shall be <br />reviewed and approved by the Director of Planning and shall <br />become part of the building permit plan set for the three <br />structures. <br /> <br />Ail new trees shall be installed on a 20' center spacing to <br />the satisfaction of the Director of Planning. The applicant <br />shall provide a revised landscape plan for review and <br />approval by the Director of Planning prior to issuance of a <br />building permit. <br /> <br /> <br />
