This information shall be <br />submitted to the Director of Planning for review and approval prior to <br />occupancy of the first unit, if required. <br />49. All plans submitted for the issuance of a building permit must include a bar scale. <br />50. Air conditioning equipment, water softeners, trash containers and other such <br />equipment shall be screened from the view of the adjacent property and the <br />street. <br />51. Approved building materials and colors shall be stated on the plans submitted for <br />issuance of building permits. <br />52. All future improvements to the property shall be processed in accordance with <br />Chapter 18.20, Design Review, of the Pleasanton Municipal Code. <br />53. A parcel map shall be recorded for the project prior to the issuance of any <br />building and grading permits. <br />54. The project developer shall pay any and all fees to which the property may be <br />subject to prior to issuance of building permits. The timing of the fee payment <br />shall be determined by the Chief Building Official and the City Engineer. The <br />type and amount of the fees shall be those in effect at the time the applicable <br />permit is issued. <br />55. All backflow prevention devices, above ground irrigation controls, and above <br />ground irrigation meters shall be located and screened so as to minimize visual <br />impacts. The location of all backflow prevention devices, above ground irrigation <br />controls, and above ground irrigation meters and the quantity and type of <br />proposed landscape screening shall be subject to the review and approval of the <br />Planning Director, prior to installation. <br />56. Final inspection by the Planning Department is required prior to occupancy. <br />BUILDING AND SAFETY DIVISION <br />57. The applicant shall receive a demolition permit from the Building and Safety <br />Division prior to the demolition of the existing residence on site. <br />58. The applicant shall provide gates in the fencing, as required by the Building and <br />Safety Division, to adhere to the Uniform Building Code's exiting requirements. <br />59. Prior to the issuance of demolition and building permits, the applicant shall <br />submit a waste management plan to the Building and Safety Division. The plan <br />shall include the estimated composition and quantities of waste to be generated <br />and how the applicant intends to recycle at least 50% of the total job site <br />IS <br />
