All conditions of approval for this case shall be reprinted and included as a plan sheet(s) with the building permit plan check sets submitted for review and approval. These conditions of approval shall be on, at all times, all grading, landscaping, and construction plans kept on the project site. It is the responsibility of the applicant to ensure that the project contractor is aware of, and abides by, all conditions of approval. All exterior lighting shall be directed downward and designed or shielded so as to not shine on neighboring properties. The applicant shall submit a final lighting plan, which will include drawings and/or manufacture's specification sheets showing the size and types light fixtures proposed for the exterior of the buildings and parking areas. The light fixtures and their locations shall be subject to the review and approval of the Planning Director. 41. The applicant shall be responsible for the installation of the street lighting system serving the development. The design of the street lights shall match those of the other existing street lights on Clara Lane by the intersection of Clara Lane and Vineyard Avenue. The number and location of the street lights shall be subject to the review and approval of the City Engineer. 42. The applicant shall provide root control barriers and four inch (4") perforated pipes for street trees and trees in planting areas less than ten feet (10' 0") in width. 43. Prior to the issuance of a building permit, a final landscape plan and irrigation plan shall be submitted to and approved by Planning Director. Said landscape plan shall be detailed in terms of species, location, size, quantities, and spacing. The irrigation design shall utilize low volume drip, bubbler, or other water conserving irrigation systems to the maximum extent possible. 44. Landscaping installation time requirements: a. Prior to building permit final, all front and side yard landscaping shall be installed; and b. Within 90 days of occupancy, all rear yard landscaping shall be installed. I3
