EXHIBIT B <br />DRAFT CONDITIONS OF APPROVAL <br />PUD-60, Christopher Andrews and Darrell Scherbarth\ <br />2500 Vineyard Avenue <br />March 20, 2007 <br />General Conditions: <br />The proposed development shall be in substantial conformance to the <br />development plans and color/material board, Exhibit A, dated "Received, October <br />20, 2006", on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br />2. All relevant conditions and requirements of the Vineyard Avenue Corridor Specific <br />Plan and the adopted mitigation measures of the Final Environmental Impact <br />Report shall be applicable to this PUD Development Plan. <br />3. The PUD development plan approval shall lapse two years from the effective date <br />of this ordinance unless a building permit is obtained and construction diligently <br />pursued, or unless otherwise vested by an approved development agreement for <br />the property. <br />4. The project developer shall work with the Pleasanton Unified School District and <br />the City Planning Director to develop a program, in addition to the school impact <br />fees required by State law and local ordinance, to off-set this project's long-term <br />effect on school facility needs in Pleasanton. This program shall be designed to <br />fund school facilities necessary to off-set this project's reasonably related effect on <br />the long-term need for expanded school facilities to serve new development in <br />Pleasanton. The method and manner for the provision of these funds and/or <br />facilities shall be approved by the City and in place prior to issuance of building <br />permits. In no event shall construction commence unless the above method and <br />manner for the provision of these funds and/or facilities has been approved by the <br />City. <br />5. All conditions of approval for this case shall be reprinted and included as a plan <br />sheet(s) with the building permit plan check sets submitted for review and <br />approval. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept on the project site. <br />6. The proposed green building checklist shall be shown on one of the first two <br />pages of the plans submitted for the issuance of a building permit. The sheet <br />number(s) where each checklist item is addressed in the plan set shall be noted <br />on the checklist. All proposed green building measures shall be shown <br />1 <br />
