proposed building. These measures shall be shown on the building permit plan set <br />submitted for review and approval before issuance of a building permit. In <br />conjunction with the building permit application, the project developer shall <br />determine the building's "LEED Green Building Rating ", using the GBC <br />evaluating methodology, and shall report the rating to the Planning Director before <br />issuance of the building permit which shall be reported to the Planning <br />Commission. Prior to building permit issuance, the green building provisions that <br />are proposed to be included in the development shall be submitted to the Planning <br />Director for review and comment. City staff shall arrange a meeting with the <br />project developer to discuss the proposed measures and to determine if other <br />feasible, mutually agreeable green building measures can be incorporated into the <br />project. <br />16. The building shall be designed and constructed to accommodate future roof - <br />mounted photovoltaic panels. Specifically, the roof shall be engineered to <br />accommodate the additional load of photovoltaic panels, electrical conduit(s) shall <br />be installed from the roof /attic areas to the building's main electrical panel, and a <br />space shall be provided for the electrical inverter. <br />17. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the building. Screening details shall be shown on the plans submitted for <br />issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br />18. All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />19. The applicants shall submit an exterior lighting plan for the building and site, <br />including drawings and /or manufacturer's specification sheets showing the size <br />and type of light fixtures proposed. All exterior lighting shall be directed <br />downward and designed or shielded so as to not shine on neighboring properties. <br />The lighting plan shall be subject to the review and approval by the Planning <br />Director prior to issuance of building permits for the project. <br />20. The easternmost Valley Avenue driveway on the subject site shall be removed and <br />replaced with new curb and gutter, sidewalk, and planter area. Said improvement <br />shall be shown on the plans submitted for issuance of building permits and shall be <br />subject to review and approval by the City Engineer and Planning Director prior to <br />issuance of building permits for the project. <br />3 <br />
