Chief Building Official prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br />59. The applicants shall submit 3 full -size sets of construction plans (wet- stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the completed Building Permit Questionnaire to the <br />Building Department, along with the necessary fees, to initiate the City's plan <br />check process. The plan check will be accepted only after the completion of the <br />Design Review procedure's 15 -day appeal period, unless the applicants submit a <br />signed statement acknowledging that the plan check fees may be forfeited in the <br />event that the approval is overturned or the design is significantly changed as the <br />result of an appeal. In no case will a building permit be issued prior to the <br />expiration of the 15 -day appeal period. <br />60. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer <br />lateral from the building, unless otherwise waived by the Chief Building Official. <br />61. Prior to issuance of a building permit, the applicants shall pay the applicable Zone <br />7 and City connection fees and water meter cost for any water meters, including <br />irrigation meters. Additionally, the developer shall pay any applicable DSRSD <br />sewer permit fee. <br />62. Building and situs plans are to be submitted to the Building Department on <br />computer disk in a format approved by the Director. Digitized information shall <br />be submitted before requesting a final inspection and should reflect as -built situs <br />and architectural information as approved by the Director. <br />FIRE <br />63. The project developer shall meet all applicable fire and security requirements in <br />Chapters 20.24 and 20.36 of the Pleasanton Municipal Code. <br />64. The commercial building covered by this approval shall be equipped with an <br />automatic fire sprinkler system. Plans and specifications for the automatic fire <br />sprinkler system shall be submitted to the Pleasanton Building Department for <br />review and approval prior to installation. The fire alarm system, including <br />waterflow and valve tamper, shall have plans and specifications submitted to Fire <br />Prevention for review and approval prior to installation. All required inspections <br />and witnessing of tests shall be completed prior to final inspection and occupancy <br />10 <br />
