ATTACHMENT 5 <br />M IHPOSi RAliCII <br />January 4, 2007 <br />Leslie Mendez <br />Assistant Planner <br />City of Pleasanton <br />200 Old Bernal <br />Pleasanton, California 94566 <br />Reference: Request for Minor Modification to the PUD <br />Lot 14 @ Mariposa Ranch at Callipe Preserve <br />Dear Leslie: <br />As chairman of the Design Review Board for the Mariposa Ranch subdivision at the <br />Callippe Golf Course, I have reviewed the revised plan submitted by Roger and Jane <br />Manning in conjunction with their application for a minor modification to the PUD for <br />Lot 14 at Mariposa Ranch at Callippe Preserve. <br />At the time lots 11 through 14 were graded at the golf course, they were left in a natural <br />state (slope). However, after the City had to correct a possible slide area to the east <br />hillside by digging a 35 foot deep key with engineered drainage behind Lots 13 and 14, <br />the lots were returned in an unnatural graded state. Lot 13 graded theirs a little more flat <br />upon construction, which resulted in a higher streetscape than originally envisioned for <br />the property. <br />Lot 14 is honoring the 25 foot separation on their north (left) side as required by the <br />setbacks to distance itself from this higher built home. By moving the home to the south <br />(or right) the home on lot 14 will encroach slightly (by 2 feet) into what would normally <br />be the setback area. However, with open space on that side, a large channel buffer area to <br />a small creek, the Design Review Board feels that a strong streetscape would be far more <br />beneficial to the overall Mariposa Ranch project and no one would even note the home's <br />proximity to the open space area (5 feet verses the 7 feet) as originally drawn.
