<br />Pleasanton Gateway Environmental Checklist <br /> <br />Traffic, Circulation, and Parking <br /> <br />The proposed site plan shows the planned lane configurations for the east and west legs of the <br />Stanley BoulevardlV alley A venue/Bernal A venue intersection to mitigate the levels-of-service at <br />this intersection to Pleasanton General Plan standards. Implementing these measures means <br />widening the east leg of the intersection from eight- to nine-lanes. No widening is required on <br />the south leg of this intersection. <br /> <br />Two points of access will be provided to the site from Bernal A venue: <br /> <br />Left-/right-turn ingress/egress to the site from Bernal Avenue will be provided by a signal- <br />ized driveway located opposite Utah Street. <br />A right-turn only driveway to Bernal Avenue will be located midway between Utah Street <br />and Nevada Court. <br /> <br />Two points of access will be provided to the site from Stanley Boulevard: <br /> <br />Right-turn ingress/egress and left-turn ingress only from Stanley Boulevard at the proposed <br />median island opening. <br />A right-turn only driveway from Stanley Boulevard will be located midway from Bernal <br />Avenue, <br /> <br />A total of 702 parking spaces will be provided. The overall parking ratio is one parking space <br />per 276 square feet of building area, which includes the garden center. <br /> <br />Urban Stormwater Runoff Requirements <br /> <br />Bio-retention swales/retention areas will be located in the parking areas and in the perimeter <br />landscape areas facing Stanley Boulevard and Bernal Avenue. The recently completed Fairlands <br />Investment service station is an example of a retail use with perimeter bio-retention swales. <br /> <br />City Approvals Required <br /> <br />This project will be reviewed under applications for a modification to the Stanley Business Park PUD <br />development plan for the permitted and conditional uses, a conditional use permit approval for the op- <br />erations of the Home Depot store and garden center, and design review. <br /> <br />Surroundin!!: Land Uses and Settin!!: <br /> <br />The subject property is a flat, vacant site facing the corner of Bernal A venue and Stanley Boulevard. <br />Surrounding uses are described in the table on the following page: <br /> <br />Pleasanton Gateway Initial Study <br /> <br />Page 7 of 37 <br /> <br />November 8, 2006 <br />
